The beautiful coastal town of Rock sits on the banks of the Camel Estuary making it one of the prettiest towns in North Cornwall. Located within an Area of Oustanding Natural Beauty, Rock is known for its outstanding golf, scenic coastal views and rolling countryside, as well as a centre for sailing. Set across the water from Padstow, Rock offers a relaxed coastal lifestyle with a clutch of trendy waterfront cafes, restaurants and shops along the Rock Road, which follows the gentle curve of the Camel Estuary. Rock beach itself is a mile long stretch of golden sand and tufted dunes that stretches from Porthilly Cove (known for its mussels and oysters) right around the coastline to Daymer Bay. Rock offers a mix of traditional, mostly detached buildings alongside contemporary architecture. Expect to pay a premium for waterside properties with sea views, with lower prices achieveable as you head further inland towards the village. Rock itself incorporates; Porthilly, Stoptide, Splatt, Penmayne, Pityme, Tredrizzick and St Minver.

The civil parish of St Minver is divided into St Minver Highlands (to the north and east) and St Minver Lowlands (to the west). The combined parish is bounded on the south and west by the estuary of the River Camel, on the north by the Atlantic coast, and on the east by the parishes of St Endellion and St Kew. The principal villages in St Minver Lowlands are Rock, Trebetherick and Polzeath, while St Minver Highlands encompasses the main villages of St Minver, Tredrizzick, part of Polzeath and New Polzeath. Both parishes benefit from a Neigbourhood Development Plan that serves to enable both a desirable second home market to flourish, whilst preserving the balance of a vibrant, main residence community.

The majority of sales in Rock during the last year were detached properties, selling for an average price of £1,104,881. Semi-detached properties sold for an average of £351,000, with terraced properties fetching £830,000. With an overall average selling price of £1,040,583. Overall, sold prices in Rock over the last year were 19% up on the previous year and 4% down on the 2020 peak of £1,086,399. Additionally each year a number of properties in Rock are sold off-market. Often a vendor led decision, these private sales are increasingly designed to protect the anonymity of the parties involved.

The sheltered nature of the Camel Estuary provides ideal conditions for all types of water sports including; kayaking, sailing, wake-boarding, water-skiing and fishing, as well as kite-surfing, and wind-surfing when conditions allow! The area is also perfect for small children who can happily play on the sandy beaches and explore the numerous rock pools in comparative safety. From the beach there are fantastic views up and down the wide estuary with two excellent golf available at St Enodoc Golf Club. and The Camel Trail. An Area of Outstanding Natural Beauty and a bird watchers paradise, at low tide the sandbanks become exposed and teem with wading birds and the odd otter eating its catch.
